The Technical Coordinator will oversee the detailed design process for residential development projects from post-planning approval through to project completion. This role involves the appointment and management of design consultants, ensuring compliance with statutory requirements and company standards, and facilitating effective communication among internal departments and external stakeholders.

 

Key responsibilities:

Control the Design process:

  • Manage the design process from post-planning approval through to project completion.
  • Ensure designs are prepared in accordance with current Building Regulations, and NHBC Standards.

Appointment and management of Design Consultants:

  • Appoint Design Consultants and manage their output to ensure it meets project requirements and statutory guidelines (S278/S38/S104, etc.).
  • Ensure value engineering and buildability considerations are integrated into the design development process.

Regulatory and Statutory Compliance:

  • Provide necessary information to discharge planning conditions.
  • Ensure timely registration with warranty providers such as NHBC.
  • Monitor and control NHBC conditions to ensure they are cleared promptly.

Coordination with authorities and suppliers:

  • Register street names with local authorities and obtain full postal addresses.
  • Review supplier design information for compliance with company specifications.
  • Liaise continually with internal departments and site management to address information needs and queries.

Project Meetings and documentation:

  • Attend project and Housing Association meetings.
  • Provide Pre-Construction Information Packs and Health and Safety Files/Operating and Maintenance Manuals.
  • Review design development to ensure compliance with safety practices, current legislation, and company policies.

 

Desirable skills and experience:

·       Construction/design-related further education (e.g., HNC/HND/Degree).

·       Demonstrated technical knowledge in residential development.

·       Thorough knowledge of AutoCAD and Microsoft Office Packages.

·       Strong understanding of Building Regulations, NHBC Standards, and planning procedures.

·       Proactive approach to design development and team collaboration.

·       Ability to manage consultants and external parties effectively.

·       Strong liaison skills with statutory and local authorities and Housing Associations.

·       Competency in reviewing construction detailing for buildability and statutory compliance.

·       Leadership capabilities to drive internal and external teams.

·       A 'can do' attitude and a commitment to meeting project goals and deadlines.
