How does Part Exchange work?
It&rsquo;s good to have the right information to hand before you make any important decisions. So here are some key details about how our Part Exchange scheme works.

You find your new home
Once you&rsquo;ve found your new Wain home, check with our Sales Executive whether it qualifies for the Part Exchange scheme. You&rsquo;ll also need to confirm that the value of the property you&rsquo;re selling isn&rsquo;t more than 70% of the price of the home you&rsquo;re buying. If we&rsquo;re good to go, we&rsquo;ll ask you to pay a &pound;500 application so we can move onto the next stage.

We&rsquo;ll get a valuation
To help us find a fair price for your existing home, we&rsquo;ll arrange for at least two independent estate agents to give valuations. And if you&rsquo;ve already instructed an estate agent, we&rsquo;ll include their valuation.

We&rsquo;ll make you an offer
Now we&rsquo;ll make you an offer based on the valuations. If you&rsquo;re happy to go ahead, we&rsquo;ll convert your application fee into a reservation fee and confirm everything in writing.

We&rsquo;ll arrange the sale
Once you accept our offer, we both have four weeks to exchange contracts. So it&rsquo;s time for us to instruct our solicitors to draw up the contracts for the purchase of your existing home, and time for you to instruct yours to do the same on your new home.&nbsp;

Buy with just 5% deposit
Help to Buy: Equity Loan is a Government-backed scheme for first time buyers that lets you buy a brand new home with just a 5% deposit and a 75% mortgage, subject to eligibiity, terms and conditions.
It works by giving you an equity loan of up to 20% of the value of your new home, which is interest-free for five years.
Is it right for me?
If you&rsquo;re a first time buyer who wants a smaller deposit and lower monthly repayments, take a closer look.
5% Low deposit
You only need to put down a 5% deposit, making it easier to save up for your first home.
20% Equity loan
This Government-backed equity loan is interest-free for five years, giving you up to 20% of the value of your new home to boost your deposit.
75% Mortgage
With this boost to your deposit, you&rsquo;ll have access to more competitive mortgages as you&rsquo;ll only need a mortgage on 75% of the value of your new home.

Apply for Help to Buy: Equity loan
Successfully apply and you can borrow 5% to 20% of the value of your new home, interest free for five years. The equity loan is interest free for 5 years; monthly interest payments start at 1.75% and rise each year in April by the Consumer Price Index (CPI) plus 2%. Pay a &pound;1 monthly management fee from the start. Repay your equity loan at the end of your mortgage or equity loan term, when you sell your home or any time before. Find your new home

Leave the valuation to us
We&rsquo;ll arrange for two independent estate agents to give us valuations on your existing home.

Reserve and sell
Once we agree a selling price with you, we&rsquo;ll appoint an estate agent so you can get on with selling your house. And because your application fee now becomes your reservation fee, your new home is secured.&nbsp;

Move with no estate agent fees
As soon as the sale and purchase of your new home is completed, we&rsquo;ll pay your estate agent fees and hand you the keys to your new home.

You&rsquo;re eligible to purchase a Home Reach property with us if:

<li>You&rsquo;re a first-time buyer or used to own a home, but can&rsquo;t afford to buy one outright now</li>
<li>You currently occupy a shared-ownership property and are looking to move</li>
<li>The shared-ownership property will be your principal and only home</li>
<li>You have passed a financial assessment, demonstrating you are financially able to purchase the minimum share value and support the monthly costs. &nbsp;</li>

Who is heylo?
heylo was launched in September 2014 and is one of the largest accessible home ownership programmes in the UK.
We are working in partnership with heylo to offer Home Reach &ndash; a part buy, part rent scheme that&rsquo;s available on selected properties across the country.
What&rsquo;s included in my Home Reach lease?
&nbsp;The lease sets out:

<li>A description of the property including its boundaries and a guide to which parts are your responsibility &ndash; if a leasehold property, it will also contain any restrictions or obligations flowing from the superior leasehold title, such as the payment of ground rent</li>
<li>The start date of the lease and the share that you have bought</li>
<li>The amount of rent that you must pay, together with other amounts due under the lease</li>
<li>The rent increase, linked to Retail Price Index plus 0.5% each year</li>
<li>Your responsibilities as a leaseholder, such as all repairs and maintenance of the property and those of heylo as landlord under the lease, such as building insurance arrangements</li>
<li>The method by which you can purchase additional shares to own more of your home in the future</li>
<li>The method by which you can move home, either by selling your share or selling the whole property &nbsp;</li>
</ul>

What are my rights and responsibilities?
Your home is your space, so you&rsquo;re responsible for all utility bills, repairs and redecoration.
The only exception would be if you wanted to make any structural changes. If this is something you&rsquo;d like to do, apply in writing to heylo outlining the changes you&rsquo;d like to make. heylo will review your application and get in touch to either give you their decision, or request more information.
&nbsp;
What happens once I&rsquo;ve moved in?
Once you&rsquo;re in and settled, a member of the heylo team will get in touch.
You&rsquo;ll receive a welcome letter telling you who your managing agent will be. They&rsquo;ll be responsible for collecting your rent, answering questions about your property and lease, and guiding you if you&rsquo;d like to buy more shares or sell.

Make a reservation
You&rsquo;ve found the place for you. What next? Make an appointment to confirm your reservation and we'll take you through everything. There&rsquo;s some paperwork to complete and we&rsquo;ll ask you for a reservation fee. Depending on how far we&rsquo;ve got with building your new home, you could have the chance to personalise it and make it yours.
You could choose your kitchen cupboards and worktops, select from a range of upgrades, decide on carpet and hard flooring, pick out your bathroom tiles, and more. So the sooner you reserve, the more say you could have.

<h3>Understand the costs&nbsp;</h3>
It&rsquo;s never too early to start planning for the costs of moving home. As well as your deposit and mortgage payments, you&rsquo;ll need to consider the cost of stamp duty, solicitors fees, surveyors costs and removals. Buying a brand new home

The steps from reserving your home to moving in.

There are seven main steps along the buying journey that take you from reserving your home to moving in. We&rsquo;re here to help you navigate the way, so you know what to expect when you get there.&nbsp;&nbsp;&nbsp;

<h3>1. Making a reservation&nbsp;</h3>
You&rsquo;ve found the right home and you don&rsquo;t want anyone else to make it theirs. It&rsquo;s now time to make a reservation. Reserving a home secures it in your name, as long as you exchange contracts within the timescale we agree.&nbsp;
At this stage we&rsquo;ll confirm your details, house type, plot number and the reservation period. You&rsquo;ll pay a reservation fee which we&rsquo;ll take off the cost of your new home.&nbsp;&nbsp;&nbsp;

<h3>2. Going to your welcome meeting&nbsp;</h3>
Your Sales Executive will arrange a welcome meeting with you and the Site Manager. This is usually 7-10 days after you make your reservation and is a good opportunity to ask any questions and see how your new home is progressing.&nbsp;
The Site Manager will talk you through:&nbsp;

<li>Site and property layouts&nbsp;</li>
<li>Garden maintenance&nbsp;</li>
<li>Site safety&nbsp;</li>
<li>Follow up visits once you&rsquo;ve moved into your new home&nbsp; </li>

Keeping you safe when you visit&nbsp;
It's an exciting time and you may want to look at your home as we are building it. However, building sites are dangerous and are defined as "workplaces" in Health and Safety law. We are responsible for our developments and must not, by law, allow access to the general public.
Under no circumstances must you go on to the development without our prior agreement. We will do our best to make arrangements to give you access and provide you any necessary protective clothing, suitable footwear and other equipment you may need on our site. Children are not allowed in the "workplace" at any time.
On completion of your new home, we will provide you with the Health and Safety File for your home required under the Construction (Design and Management) Regulations 1994.
&nbsp;

<h3>3. Personalising your new home with options and extras&nbsp;</h3>
This is the exciting bit when you can personalise what goes into the rooms to make it even more yours. Depending on where we are with building your new home, and usually before the roof goes on, your Sales Executive will let you know what choices and extras are available. These could include:&nbsp;

<li>Choosing your kitchen from a range of colours and styles, including worktops, handles and lighting&nbsp;</li>
<li>Selecting from a range of upgrades to personalise your living space&nbsp;</li>
<li>Choosing your bathroom tiles&nbsp;</li>
<li>Organising your bedroom with fitted wardrobes&nbsp;</li>
<li>Deciding if, and where, you&rsquo;d like carpet or hard flooring&nbsp;</li>
</ul>
We&rsquo;ll arrange a date and time for you to see what&rsquo;s available and make your selections.&nbsp;
Some good advice: Make your choices as soon as you can.&nbsp;
&nbsp;

<h3>4. Exchanging contracts&nbsp;</h3>
Your solicitor and our solicitor will now exchange contracts, making the terms of the contract legally binding.
&nbsp;

<h3>5. Getting to completion&nbsp;</h3>
At the start of your homebuying journey, we'll provide you with a 'build window' rather than a definite completion date because so many things can happen between now and then. But as time goes on, we can give you a more precise date.&nbsp;
As we make progress with building your home, your Sales Executive will give you updates at key stages.&nbsp;
Once your new home has been through our quality control process and received a Buildmark Cover Note from the NHBC, we&rsquo;ll give you 10 days&rsquo; notice of the legal completion date.&nbsp;
Some good advice about synching your dates: If you&rsquo;re selling your current home, speak to your Sales Executive before you agree an exact date with your buyer.&nbsp;
&nbsp;

<h3>6. Home Demonstration&nbsp;</h3>
Before moving in day we&rsquo;ll invite you to meet the Site Manager and Sales Executive at your new home for a one to two-hour demonstration visit. This is when we show you how everything works in your new home.
If you&rsquo;d like to measure up for things like carpets and curtains before the demonstration visit, your Sales Executive can arrange this.&nbsp;
&nbsp;

<h3>7. Moving in day&nbsp;</h3>
Knowing what will happen, and when, can make moving day go as smoothly as possible. Here&rsquo;s our good to know pieces of information to help you plan your side of things.&nbsp;&nbsp;
Keys are usually handed over after midday.&nbsp;This gives the solicitors time to successfully arrange the transfer of funds.&nbsp;
Your Sales Executive will arrange a time to collect your keys.&nbsp;This will be as soon as we&rsquo;ve received the funds.&nbsp;
Your Sales Executive will go with you to your new home.&nbsp;They&rsquo;ll ask you to make sure you&rsquo;re happy with important features like the kitchen units, worktops and sanitaryware. You&rsquo;ll then sign your&nbsp;Key Release Form&nbsp;to say you&rsquo;re happy with the condition of your home and&nbsp;we&rsquo;ll hand you your keys.&nbsp;
We&rsquo;ll take all your meter readings.&nbsp;
Your Sales Executive will talk you through your warranties.&nbsp;These are your Wain Homes 2-year warranty and NHBC 10-year warranty.&nbsp;&nbsp;
Some good advice: Arrange your telephone connection in advance and let us know your number.&nbsp;

Find a mortgage advisor
There are many different mortgages out there, including fixed rate, tracker rate and interest only. A mortgage advisor can talk you through all appropriate options. They can also guide you on timings to ensure your application ties in with the completion date for your new home.&nbsp;

Choose a solicitor
A solicitor will handle all your contracts, give legal advice, do local searches, deal with the Land Registry and transfer your money.&nbsp;
Ask our Sales Executive to put you in touch with one of our recommended solicitors, they'll be used to working with us and can help to get things moving quickly during your reservation period.

What happens now?
Now you&rsquo;re getting the right advice and services from the right professionals, your homebuying journey can move through the different financial and legal stages and onto completion. The steps are:&nbsp;
You&rsquo;ll receive a mortgage offer&nbsp;
If your mortgage application is&nbsp;approved&nbsp;you&rsquo;ll receive a mortgage offer. Be sure to check all the details are correct and let your mortgage advisor know if there&rsquo;s anything that doesn&rsquo;t look right. Otherwise, you&rsquo;re good to go.&nbsp;
Your solicitor will check draft contracts&nbsp;
They&rsquo;ll make sure all the details are correct, including the price, details of the buying scheme&nbsp;-&nbsp;if you&rsquo;ve taken one out, deposit amount, title deeds, fixtures, fittings and contents. Then they&rsquo;ll send you a draft copy to read.&nbsp;&nbsp;
Your solicitor will carry out searches&nbsp;
These searches are to check there aren&rsquo;t any issues before you buy your new home. These could cover things like ownership of the property, access to the property and&nbsp;any other changes in the local area which may affect the value of your home.&nbsp;&nbsp;
Your solicitor will finalise contracts&nbsp;
When you have a formal mortgage offer, and you&rsquo;re both happy with the surveyor&rsquo;s report and answers to any outstanding questions, you pay your deposit and sign your contract. Now we can exchange signed contracts with your solicitor.&nbsp;&nbsp;
Your solicitor will move to completion&nbsp;
Sometimes exchange and completion happen on the same day, but they&rsquo;re usually a few weeks apart. There are a few legal matters to wrap up before completion, including any final searches, transferring ownership to you, and making sure the mortgage money is ready to transfer.&nbsp;
Then once you&rsquo;ve paid your final costs, you can complete and your new home is legally yours.&nbsp;&nbsp;
Some good advice. Start looking for home and contents insurance early and give yourself time to find the right cover.&nbsp;

Completion day visit from your Sales Executive&nbsp;
Your Sales Executive will make sure you have all the information you need about your new home, and details of who to contact in case of an emergency or if you have a query.

First visit from the Site Manager&nbsp;
However small, if there&rsquo;s anything in your home you&rsquo;re not completely happy with, we want to know about it. Your Site Manager will pop by 48 hours after you&rsquo;ve moved in to book in a visit over the next few weeks. So you have plenty of time to make a note of anything you&rsquo;re not sure about.

Second visit from the Site Manager&nbsp;
Your Site Manager will walk round your home with you to discuss any items you are concerned about. If something needs putting right, we&rsquo;ll agree the next steps with you.

Final acceptance certificate&nbsp;&nbsp;
Once you're really settled in, we'll ask you to sign the final acceptance certificate.

It's likely that you will receive two surveys from the NHBC, the first about 8 weeks after you complete your purchase and then about 9 months after. Wain Homes 2-year warranty&nbsp;
Your new home comes with a warranty that lasts for two years from the date you complete.&nbsp;It covers you for everything we&rsquo;ve supplied, including appliances, kitchen units, sanitaryware, carpets and fitted furniture. If you have any problems during this time because of faulty workmanship or materials, we&rsquo;ll get it sorted.&nbsp;
Things you&rsquo;re covered for

<li>Boiler (we look after your boiler for two years providing you&rsquo;ve had serviced after the first year).</li>
<li>Leaks to plumbing fittings</li>
<li>Electrical problems</li>
<li>Leaking gutters</li>
<li>Windows and doors (not glass)</li>
<li>Appliances such as ovens and hobsare covered under the manufacturers&rsquo; 2 years warranty, so please contact them direct to report a fault.</li>

Things you&rsquo;re not covered for

<li>Any alterations to the original works within your home which you carry out yourself after legal completion. This includes, structural, cosmetic, water and electrical installations such as changing light fittings, sockets and switches</li>
<li>Storm damage to any fences or roof tiling</li>
<li>Blocked drains caused by inappropriate disposal of waste</li>
<li>Any cosmetic scratches, chips or marks to surfaces, work tops, sanitaryware and glass that are not recorded on the key release form</li>
<li>Problems caused through natural shrinkage, condensation or mould growth</li>
<li>Boiler breakdown if not properly maintained or serviced and includes the pressure dropping</li>
<li>Damage caused to fixtures and fittings through improper use and lack of maintenance</li>
<li>Pest infestation</li>
<li>Frozen pipes</li>

NHBC 10-year warranty&nbsp;
You should receive your NHBC 10-year warranty insurance certificate and policy booklet before you move into your new home. The booklet explains what you&rsquo;re covered for and what the NHBC are responsible for. It also explains what we&rsquo;re responsible for during the first two years after you&rsquo;ve completed.

The upfront costs
Deposit&nbsp;
You&rsquo;ll usually need a deposit of at least 20% of your new home&rsquo;s value unless you&rsquo;re buying with Help to Buy.&nbsp;&nbsp;
Stamp duty&nbsp;
Stamp duty is a government tax you have to pay when you&rsquo;re buying a home. The amount you pay varies depending on whether you&rsquo;re a&nbsp;first time&nbsp;buyer or have bought before, and the value of the home you&rsquo;re buying. If the home you&rsquo;re buying is below the stamp duty threshold, you won&rsquo;t have to pay it.&nbsp;&nbsp;
Stamp duty ranges from 2% to 12% of the purchase price, depending on the value of the property bought, the purchase date and whether you are a multiple home owner. Anyone purchasing an &lsquo;additional&rsquo; residential property will be charged a 3% surcharge on each of the threshold bands.&nbsp;
From 1 April 2021, a 2% surcharge was added to each of the rates below for buyers who are non-UK residents.&nbsp;&nbsp;

The amount they charge varies and will depend on whether you&rsquo;re buying and selling or just buying. Expect to pay between &pound;1,000 and &pound;1,500, which includes costs like Land Registry and water authority search fees.&nbsp;
Surveyors&nbsp;fees&nbsp;
Your mortgage lender will ask you to have a survey done on your new home. There are three different levels of survey to choose from and can cost anything from &pound;150&nbsp;to&nbsp;&pound;1,500. It&rsquo;s your choice which one you go for. &nbsp;
A Valuation Survey&nbsp;gives the lender an independent confirmation of the&nbsp;properties&nbsp;value and ensures your home is worth what you&rsquo;re planning to pay for&nbsp;it. A Homebuyer&rsquo;s Report and Structural Survey are optional and not recommended, however, it is often decided by the lender or based on personal preference as to which surveys you choose to obtain. &nbsp;
Electronic transfer fee&nbsp;
Your mortgage lender may charge a fee to transfer your mortgage money to your solicitor. The amount can vary but is usually between &pound;40 and &pound;50.&nbsp;
Home insurance&nbsp;
Buildings insurance is one of your mortgage lender&rsquo;s conditions which means it needs to be in place before you move in. You can buy your home insurance from whoever you like. And if you start comparing different buildings and contents covers early, you&rsquo;ll have plenty of time to find the right level of cover for you at the right cost.

The moving costs
Packing and storage&nbsp;
The cost of boxes and bubble wrap can add up and it&rsquo;s worth budgeting a little extra for this. Especially if you&rsquo;ll need to put any belongings into storage for a time.&nbsp;&nbsp;
Removals&nbsp;
You could save on costs here if you know any family or friends with a van. Otherwise, you&rsquo;ll either need to hire a van yourself or hire a removal firm to move everything for you. Prices vary depending on how much you&rsquo;re moving and who you go with, but you could pay between &pound;100 and &pound;1,000

The ongoing costs
Mortgage&nbsp;
You&rsquo;ll make your first mortgage payment in the month after you get the mortgage. If you get your mortgage in July, your first payment will be in August. This first payment will usually be higher because it includes interest in the month you get your mortgage (July), as well&nbsp;as&nbsp;interest for the month you make your first payment (August).&nbsp;
Regular bills&nbsp;
As well as your mortgage payments, other regular costs include council tax, water, gas, electricity and insurance. If you haven&rsquo;t paid any or all of these before, you&rsquo;ll want to budget for these costs. And if you are used to paying these, the amounts may be more or less than you paid&nbsp;previously.&nbsp;
Decoration and furniture&nbsp;
A new sofa for family film nights, a serious work desk or a reading lamp for that&nbsp;spot of&nbsp;&lsquo;you time&rsquo;. There are lots of ways to live in your new home and just as many ways to fill it. Whatever your budget, think about what new furniture and decoration you might want to buy.&nbsp;

The six acre Shirley scheme, situated on Stratford Road, was the former Lucas and ZF headquarters site and will be one of the first developments for the recently established West Midlands region of Wain Homes.&nbsp;
The development, called The Green, will feature a range of one and two-bedroom apartments and two, three and four-bedroom homes.
Bordesley Manor at Rowney Green, Alvechurch, has also recently been granted outline planning permission for 49 homes on the former Bordesley Hall Business Park site.

The annual Wain Homes Severn Valley Golf Day raised &pound;8,000 for Grief Encounter, a charity that supports bereaved children and young people.

The annual Wain Homes Severn Valley Golf Day raised &pound;8,000 for Grief Encounter, a charity that supports bereaved children and young people.
Grief Encounter, which has a Therapy Centre in Knowle, Bristol, has been providing free, professional and specialist bereavement support services for more than 15 years.
Its mission is to give every child and young person access to the best possible support following the death of someone close and the charity works closely with individuals, families, schools and professionals to offer a way through the anxiety, fear and isolation so often caused by grief.
Carl Haley, managing director of Wain Homes Severn Valley said: &ldquo;We have supported Grief Encounter for the past three years and it is a charity we hold close to our hearts.
&ldquo;I would like to thank everyone who played a part in raising such a fantastic amount at our golf day and your efforts will make a real difference to the lives of many young people.&rdquo;

NHBC, the UK&rsquo;s leading new homes warranty and insurance provider, has announced this year&rsquo;s winners of its flagship Pride in the Job Awards, and we're pleased to announce two of our Site Managers have been awarded with the accolade.
Mike Harris from Wain Homes&rsquo; Severn Valley region was recognised for his Lister Gardens development in Dursley and Mike Pelling received the award for his efforts at Tamar Meadows in Gunnislake in Wain Homes&rsquo; South West region. Both have been handed the Quality Award within the South West, which recognises those who have achieved the very highest standards in house building across the UK, with Mike Pelling accepting the award for the third consecutive year, demonstrating a consistently high standard.
From a field of more than 10,000, 450 site managers have won a Quality Award in the first round of NHBC&rsquo;s Pride in the Job Awards 2021. This represents the top 5% of those who entered and is a testament to their commitment to delivering quality homes for their customers.
Pride in the Job first launched over forty years ago, is the most highly regarded competition in the house-building industry. Judging for the awards is rigorous, with the current competition beginning in July 2020 and each site manager assessed across six key areas: consistency, attention to detail, leadership, interpretation of drawings and specifications, technical expertise, and health and safety.
Speaking on his award win, Mike Harris said: &ldquo;It&rsquo;s certainly been testing times in the UK over the past 12 months, however, I&rsquo;m proud of what the team has achieved to date at Lister Gardens despite the challenges we have faced. We work hard to ensure our customers receive the quality experience they deserve, so I&rsquo;m very proud to be accepting this award.&rdquo;
Pride in the Job is at the heart of NHBC&rsquo;s core purpose to support the delivery of high-quality new homes. By recognising the very best site managers across the UK, the competition celebrates the vital role that site managers play in ensuring new homes are delivered on time, on safe sites and to exacting construction quality standards.

The Quality Award winners will go on to compete for Seal of Excellence and Regional Awards in the autumn, with the national, Supreme Award winners unveiled in January 2022.

Wain Homes' Site Managers pick up NHBC’s Pride in the Job Awards

Pupils at Ann Edwards Primary School in South Cerney marked National Walk to School Week by taking part in a poster art competition organised by Wain Homes.

The students created eye-catching designs to highlight the health and environmental benefits of walking to school to mark the awareness week which runs from 17th to 21st May.
We are currently developing Saxon Meadows, a collection of three, four and five-bedroom homes in South Cerney, close to Ann Edwards Primary School. We asked the children to focus on their own journeys to school as a theme for the artwork.
The winning posters were designed by Charlotte, Isla-Mae, Ruby, Lara, Josephine, and Charlie who all won &pound;25 of shopping vouchers
Sarah Williams, sales director for Wain Homes, said: &ldquo;This is a truly beautiful part of the country to live and we are lucky to have such great schools within walking distance of our Saxon Meadows development.
&ldquo;It is fantastic to see how the children understand all the benefits of walking to school and we hope their brilliantly designed posters will encourage even more people to leave their cars at home and enjoy a stroll to school.&rdquo;

St Anne's Juniors Football Club was formed in 1972 in the seaside town of St Annes-on-Sea, with their home ground located on Blackpool Road North which is only a few miles from some of the popular Wain Homes developments along the Fylde Coast, including: Marton Meadows in Blackpool, Applewood Grange and St John&rsquo;s Walk in Poulton-le-Fylde, Linley Grange in Stalmine and Kingsley Manor in Thornton-Cleveleys. The inclusive and friendly club offers football for both boys and girls from U5 through to U16s.
Over the past six years the partnership between Wain Homes and St Anne's Juniors Football Club has continued to blossom and continues to support the teams as they begin their footballing journey at the age of 4 to the current under 11s.
