BRINGING YOUR NEW COMMUNITY TO LIFE
As we progress with building your new community, there are several important elements that help transform a construction site into a fully completed neighbourhood. These are known as Estate Completion Works and include the finishing of roads, open spaces, essential infrastructure, and any required works outside the development.
The sections below outline the key areas of work, what they include, and our current estimated completion timelines.
OPEN SPACES
This will include our commitment to install surface water ponds, open spaces public open space and recreational areas.

ROADS
During the phases of construction, we work with our subcontractors to roads construct the roads to a ‘base off site works course’. This is suitable for all traffic to drive on and is the penultimate stage prior to the finished surface being laid.
The roads are then completed on a phased basis as complete various sections of the development. These future phases estate infrastructure phases are determined to avoid surfaces becoming damaged by construction traffic.
The completion and adoption of these areas are also dictated by third party influences such as the Local Authority. The roads will remain the property of Wain Homes until they are taken over by the Local Authority or management company. All maintenance will be the responsibility of Wain Homes until the hand over occurs.
