WHY PROBUS IS A GREAT PLACE TO LIVE
Probus is well known for its tight-knit but welcoming community. It’s a village with a laid-back, welcoming atmosphere with a strong sense of local spirit. Probus even has its own members’ club, appropriately called the Probus Club of Probus, Probus.
Despite its village charms, Probus has grown to be one of Cornwall’s largest villages and is well-served with local amenities. Probus has a convenient range of shops, a post office, and its own GP surgery and surgical centre.
The village has a primary school – Probus Primary School – which is rated “Good” by Ofsted and can be reached easily on foot. Whilst Probus doesn’t have its own secondary school, there are five secondaries within easy travel distance – four in Truro and one in St Austell. The Roseland Academy in Truro is rated “Outstanding”, whilst the others are all rated as “Good”.
Whilst Probus has plenty to offer to its residents, the capital of Cornwall (Truro) is less than a 20-minute drive or bus ride away. The beautiful beach-side town of St Austell is also a quick drive in the opposite direction, whilst the A390 running through Probus provides easy access to much of Cornwall.
Of course, a home in Probus means you’d be surrounded by some of the most attractive countryside the UK has to offer. Both the northern and southern Cornish coasts are within easy reach, whilst The Lost Gardens of Heligan are a stone’s throw away.
With excellent transport links to surrounding towns and villages – including Cornwall’s capital less than 20 minutes away by bus or car – Probus also makes an excellent village to commute from.

Cornwall is an easy county to get around. The A390 runs through Probus, leading to Truro to the west and St Austell to the east. Connections to the A30 and A394 put the rest of Cornwall in easy driving distance, opening up everything from the rugged scenery of The Lizard to famous restaurants in Falmouth and St Ives.
Both Truro and St Austell can be reached quickly by bus from Probus, as can most of the surrounding villages. Truro Train Station is on the main line through Cornwall, linking to plenty of Cornish stations, as well as to Plymouth, Exeter St Davids, Reading, and London Paddington. Airports at Newquay and Exeter offer national and international flights.
