For Jodie and her partner Justin, their new home at Carding Place in Hyde, Greater Manchester, is just that: home to three generations – themselves, daughter Chloe, son Theo, and a baby grandson.

That’s a household where everyone’s got completely different needs, and the three-storey layout is what makes it all work. The top floor offers Jodie and Justin a private retreat, while the bedrooms on the first floor provide the rest of the family with their own space, too.

“The bedroom suite is massive and gives us a space to take a break and relax,” says Jodie. “Even though this room could be used for a range of different purposes, we’re definitely keeping it as our bedroom as we love the space, the en suite and the Velux windows.”

It’s that top floor that sold Jodie and her partner Justin on three-storey living before they’d even stepped inside Carding Place. “When we saw the floorplans for the three-storey Jenner we loved the idea of having a huge bedroom suite on the top floor,” Jodie explains. For them, the zoning was the reason they chose the home.

4. A home you can genuinely grow into

“Buy a home you can grow into” is a phrase you hear all the time, but it’s not always easy to find a home that actually delivers on it. Three-storey living makes it a lot more realistic. That’s exactly what happened for Leah and her partner Danny when they bought their first home together, a four-bedroom home at Lister Gardens in Gloucestershire. The couple had been given one piece of family advice: buy a home you can grow into.

“We never set out with the intention of choosing a three-storey house but as soon as we looked around, that piece of advice we’d been given about buying a home you can grow into became obvious to us, Leah says. “This was a home with the space and versatility that you could adapt it for every stage of your life.

Right now, they use the entire top floor as their bedroom suite, with three spare bedrooms on the first floor for friends and family. It works perfectly as things stand, but could just as easily change if life takes a different direction.

5. A proper home office

If you work from home, as many of us do nowadays, having a dedicated space can make a real difference. Trying to concentrate at the kitchen table while someone’s making lunch, or working from a desk crammed into the corner of your bedroom, is the kind of compromise most people put up with rather than enjoy.

It’s a small thing, but it comes up surprisingly often: the views. Your top floor is sitting higher than anything in a standard two-storey house, and that extra height opens up sightlines you just don’t get lower down.

Leah spotted it straight away at Lister Gardens. Having the additional floor also gives us some great views,” she says, mentioning that from the rear, her home looks over open green fields. “Three storeys really opens up views you simply wouldn’t enjoy in more traditional two-storey homes.”

It’s not the kind of thing that shows up on a spec sheet, but it makes a real difference to how the place actually feels – especially where slanted ceilings and Velux windows give the space a character all of its own.

7. Lower energy bills than you’d expect

One of the first things people ask about three-storey homes is whether they cost more to heat. Fair question, but in practice, the opposite tends to be true. Especially with new builds, where modern energy-efficient building standards mean the house holds onto heat far better than anything older.

Leah and Danny were pleasantly surprised. “We were conscious, as first-time buyers, of the impact of household bills,” Leah says, “but our first few gas and electric bills have been so low due to the heat retention, insulation and energy efficiency of this property.”

Heat rises, so in a well-insulated three-storey home, the upper floors benefit from the warmth generated below. The layout basically works with physics rather than against it.
