Once you’ve found your Wain Homes development, check with our Sales Executive which plots qualify for the Movemaker scheme. To proceed with Movemaker, a £500 application fee is required while valuations are obtained. No plot can be reserved until a buyer is secured on your existing home.
We’ll arrange for independent estate agents to give us valuations on your existing home. On receipt of the valuations, a recommended six week marketing figure will be provided. If you agree, the £500 application fee will convert into a Movemaker reservation fee.
Once we agree a selling price with you, we’ll appoint an estate agent so you can get on with selling your house. You will then be given a fixed period to secure a sale, followed by a further six weeks (following the 14 day cooling off period) to exchange contracts.
As soon as the sale and purchase of your new home is completed, we’ll pay your estate agent fees on completion, subject to Movemaker Terms and Conditions* and hand you the keys to your new home.

Wain Homes reserves the right to amend, alter, or withdraw at any time and without notice (although our right to amend, alter or withdraw shall not apply in circumstances where we have already agreed that you are entitled to a particular offer or promotion).
1. To be considered for Movemaker you will need to have completed in full the Movemaker application form and have paid your provisional application fee of £500.
2. Your details will be passed to a third party to arrange the valuations.
3. You will need to provide access to our appointed selling agents within two working days for the valuations and inspection of your existing home.
4. No plot can be held until you have obtained a proceedable buyer on your existing home. It will not be until you agree an offer and fill out the reservation paperwork that the plot will be taken off the market.*
5. You need to ensure your solicitor is instructed to proceed on your behalf upon acceptance of an offer. Once a buyer has been secured for your existing property, contracts on your new Wain Home must be exchanged within six weeks following the 14 day cooling off period, in accordance with the Movemaker Terms and Conditions.
6. We will instruct our selling agent to prepare Sales Particulars for your home and commence marketing your home immediately. This will normally include the erection of two estate agents for sale boards and you will need to assist us by allowing potential buyers to view your home at all reasonable times by appointment. In the unlikely event we achieve a sale on your property and you decide not to proceed to legal completion of your new Wain home you would be liable to the Agents fees applicable in connection with the transaction up to a maximum of 1.5% plus VAT. If the Reservation Agreement expires or is terminated for any reason after a sale has been agreed on your existing property, and you choose to proceed with that sale, you will be responsible for payment of the estate agent’s fees. Wain Homes will only pay the estate agent’s fees where completion of your new Wain Home.
7. You will need to allow access for any prospective purchasers from our appointed agents to view your existing home at reasonable times. Our appointed agents will also be requested to erect a for-sale board at your property.
8. Any agents appointed by Wain Homes to market your home will be acting on our behalf and should the complete transaction proceed to mutual legal completion any fees and commissions for the appointed agents will be met by Wain Homes. Should either party withdraw from the transaction, but you continue to sell your home to any individual introduced to your property by our appointed agents during the period of our instruction, and any such sale proceeds to legal completion, you would be responsible for the agent’s commission and VAT.
9. Any agent’s fees or commissions and VAT that may have been incurred by you prior to our agreement will remain your responsibility. Wain Homes can accept no liability towards any such costs or charges.
10. UPON COMPLETION of your Wain home, we will pay the estate agents fees of the appointed agent. In the event legal completion takes place before completion of your new Wain home you will be liable for the estate agency fees, where you will be reimbursed upon legal completion of your Wain home.
*Wain Homes reserves the right to sell the property should a proceedable customer come along while we are undertaking the valuations and awaiting the offer to be agreed. Estate Agents fees will be paid up to the maximum of £5,000.
