WHAT IS PART EXCHANGE PLUS?
Part Exchange Plus is our enhanced part exchange scheme that combines open market selling with the security of a guaranteed purchase.
Your home is marketed for an agreed period. If your home then sells for more than your Part Exchange value you will benefit from the difference once the resale completes*.
If your home does not sell within the timeframe, Wain Homes will step in and purchase your property at a pre-agreed price, allowing your move to go ahead.

HOW DOES PART EXCHANGE PLUS WORK?
- Your property is valued and listed at an agreed open market price
- You have a fixed marketing period (typically 6 weeks) to attract a buyer
- During this time, all offers are presented to you, and you decide whether to accept
- We cover estate agent fees and manage the sales process
- If your home sells and completes within the timeframe, you receive the full sale proceeds as normal
- If it does not, Wain Homes purchases your property at a pre‑agreed price so your move can proceed
The property will be marketed upon completion of the reservation, if we achieve a sale within the agreed period (6 weeks) you will benefit from any uplift*.
*This additional payment (sometimes referred to as an “overage”) is not guaranteed and depends on both the eventual sale price and successful completion of the resale. It is not paid upfront.

Once you find your Wain home, confirm with our Sales Executive whether your existing home qualifies for the Part Exchange Plus scheme. You’ll also need to confirm that the value of the property you’re selling isn’t more than 70% of the price of the Wain Home you’re buying. To proceed with Part Exchange Plus, a £500 application fee is required while valuations are instructed.
To help us find a fair price for your existing home, we’ll arrange for at least two independent estate agents to give valuations. And if you’ve already instructed an estate agent, we’ll include their valuation. Together we will agree a realistic open-marketing listing price and a guaranteed fallback purchase price.
Your home is listed on the open market for an agreed period (typically 6 weeks). Estate agent fees are covered by us*. Viewings and negotiations are fully managed for you. You remain in control of accepting offers. If your home sells and completes within the timeframe, you benefit from that sale exactly as you would normally.
Following the 14 day cooling off period, both parties are required to exchange contracts within six weeks. If a sale doesn’t complete in time, Wain Homes steps in as the buyer, purchasing your home so your move can continue. You move into your brand‑new Wain Home as planned, with no stress and no last‑minute surprises. If your previous property is later resold for a higher amount, any additional balance (minus costs) may be paid to you once the resale completes.
